We are a holding company. We conduct our business through our wholly owned subsidiary, Student Living (Hong Kong) Culture Technology Limited (“Student Living HK”).

We manage five student dormitories in Hong Kong under the Student Living brand. Our dorms are near major universities in Hong Kong, which we believe makes them highly attractive to non-local students seeking affordable and accessible housing. We serve about 400 customers a a year – and most are from mainland China. We offer 143 rooms with a typical lease of one year. Our occupancy rate is 100 percent.

We believe our one-stop-shop solution, which combines student dormitory accommodation with referral of education advisory services, allows us to address multiple needs of students and their families in a single platform, enhancing convenience and creating cross-selling opportunities between housing and referral services.

We seek to differentiate ourselves through our 24/7 support, which includes housekeeping, security, and emergency response. We believe parents and students place a premium on the peace of mind that comes from professional management, daily maintenance, and timely assistance in case of emergencies.

Unlike many fragmented rental offerings in Hong Kong, we have the ability to sublease and manage entire buildings. We believe this enables us to foster a vibrant student community through shared facilities, organized social and cultural events, and a strong sense of belonging among customers.
